## Start with the scope of the problem

Document where the issue appears, when it started, and whether it has happened before. Inside the home, note ceiling stains, damp insulation, or signs of water around vents and chimneys. Outside, look from the ground for missing material, damaged flashing, or debris in gutters. Do not walk on a roof unless it is safe and you know how to do so.

- Is the surrounding roofing material brittle, curled, worn, or difficult to match?
- Would a repair preserve the roof's weather protection for a meaningful period?

## Compare complete scopes, not just prices

When you request an assessment, ask what is included: materials, flashing, underlayment, ventilation work, deck repairs, cleanup, warranty terms, and permit responsibilities. A lower initial price can be difficult to compare if the scope leaves out work another proposal includes.

## When to move quickly

Active water entry, sagging roof areas, or visible storm damage should be evaluated promptly. Take photos and limit interior water damage where it is safe to do so. If damage may involve insurance, keep records and review the policy process before authorizing work beyond immediate protection.
