# What home inspectors do not inspect: scope limits to understand

A general home inspection is visual and non-invasive. Inspectors typically report on readily accessible conditions, but they do not open walls, move heavy belongings, operate every component, predict future failures, or guarantee that hidden defects do not exist. Scope limits are normal; the important question is whether a limit affects a decision you need to make.

## Common limits to ask about

A general inspection may not include a sewer-camera scope, radon testing, mold sampling, pest inspection, pool inspection, well-water analysis, septic evaluation, engineering analysis, or code-compliance review unless the agreement specifically says it does. Roofs, attics, crawl spaces, electrical equipment, and other systems can also be limited by access or safety conditions on the day.

## Turn an exclusion into a decision

If an area is inaccessible or a system is outside scope, ask whether the limitation is routine or whether observed conditions make specialist evaluation more useful. For example, a general inspector may note signs that justify a sewer scope or structural assessment without performing that specialty work. Ask what question the follow-up should answer, what records or photos to share, and whether timing matters for your transaction.

## Read the agreement before the visit

The agreement should identify the standards used, accessible areas, exclusions, optional services, and reporting timing. Do not assume a term such as “inspection” includes every system or test you have seen in another transaction.
