How to compare home inspection services
Compare home inspection services by the written scope, limitations, report quality, credentials, timing, and optional tests—not the base fee alone.

Choose a home inspector based on a clear scope and a report that will help you make follow-up decisions—not on the lowest base fee alone. A general inspection is a limited visual assessment. It does not automatically include every specialty test or determine the full repair scope behind an observation.
Compare the agreement before booking
Ask each inspector for the written agreement and a sample report. It should identify the systems inspected, normal limitations, how inaccessible areas are handled, when the report arrives, and how findings are organized. A report with photos and clear next actions is more useful than a long list with no priorities.
Check what the base service excludes

When a specialty inspector is the better fit
If you already know you need a sewer camera, structural opinion, or environmental test, a general inspection may still be useful but does not replace that specialist. Ask whether the inspector provides, coordinates, or simply recommends the additional service.
