# Home inspection terms homeowners should know

Inspection-report language describes what was observed during a limited visit. It does not automatically identify a cause, repair method, or price. These terms help you ask the right follow-up question.

## Terms you may find in a report

**Readily accessible:** An area the inspector could safely reach without moving belongings, dismantling equipment, or causing damage.

**Observed condition:** What the inspector saw at the time of the visit. It may need a specialist to determine the cause or full extent.

**Defect:** A condition the inspector reports as needing correction, monitoring, or further evaluation under the applicable inspection standard. It is not automatically an emergency.

**Further evaluation:** A recommendation to have a qualified specialist investigate a condition beyond the general inspector's scope.

**Safety concern:** A condition that may present immediate or elevated risk. Ask what action is recommended and whether access or use should be limited.

**Active damage:** Ongoing water entry, deterioration, or another condition that may worsen if not addressed. It should be separated from a cosmetic note.

**Maintenance item:** Routine care intended to preserve a system. It may be important but is different from a confirmed repair need.

**Material defect:** A significant issue that may affect safety, function, or value. The exact use of this phrase can vary by inspector and contract, so ask for a plain-language explanation.

**Scope of inspection:** The systems and limitations defined in the inspection agreement and relevant standard of practice.

**Monitoring:** Tracking a condition with dates, photos, or repeat review rather than assuming it requires immediate repair.
