## Sort by decision type

Separate immediate safety concerns, active water or damage, items needing a qualified specialist, maintenance items, and future planning. Ask the inspector to clarify priorities rather than relying on a label alone.

## Avoid assuming a repair scope

An inspection observation may identify a condition without defining the full repair. Request qualified evaluation when the report recommends it, and compare written scopes before authorizing significant work.

## Keep the report useful

Save it with photos, estimates, repair records, and dates. Over time, it becomes a valuable baseline for home planning.

## Read the report in decision order

Start with safety concerns and active damage. Next, isolate recommendations for a specialist. Then list maintenance and long-term improvements. A general inspection records visible conditions at a point in time; it may identify a concern without confirming the cause, full extent, repair method, or cost. Do not treat the number of report comments as a score for the house.

A contractor’s price should not be compared to an inspection note; the note is a starting point for a defined scope.
